Qualifications:

Minimum Qualifications
Bachelor’s degree in management, engineering, building trades or related field.

Preferred Qualifications
Five (5) years or more of supervisory experience and maintenance experience, residential setting preferred. Certifications in HVAC, Plumbing, Carpentry, Electrical or Mechanic License/Certificates, preferred. U.S. Citizenship is required.

Description:

Under the general direction of the Superintendent, the Director - Facilities oversees the planning and administration of the care and upkeep of all physical facilities at the Santa Fe Indian School in order to provide a safe, healthy and comfortable environment for students, faculty and staff. This individual is responsible for the scheduling and supervision of maintenance and repair activities, contracted services, custodial services, operations and housekeeping of all facilities, grounds and the utility systems. Advises the administration on all institutional policies and procedures related to the management of the physical resources of the school.

• Oversees physical maintenance and operations of buildings, facilities and building systems.
• Assists with planning and execution of building construction or renovation.
• Directs, schedules, and oversees external contractors (electricians, plumbers, excavators, roofers, painters, landscapers, etc.).
• Schedules and supervises maintenance workers engaged in building and grounds upkeep and repair, responsible for safety and security, electrical, plumbing, heating, air conditioning, and ventilation services.
• Develops and monitors department budget; orders equipment and supplies and monitors inventory; makes requests for capital outlay expenditures as needed.
• Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical and electrical, utility, and safety and security systems.
• Supervises custodial crew engaged in cleaning buildings and premises.
• Serves as administrator responsible for facility safety and meeting physical ADA compliance standards, works closely with staff and state officials to meet requirements.
• Prepares specifications for projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors.
• Develops specifications for cost-effective campus energy management systems; supervises the operations, maintenance, and repair of such systems.
• Ensures the proper disposal of hazardous and controlled wastes in compliance with regulations and guidelines; works directly with outside agencies such as OSHA, MIOSHA, and local and state health departments as required.
• Evaluates the need for and arranges training sessions (bloodborne pathogens, OSHA, MSDS, and other job-related training) both in-house and off campus.
• Oversees fleet vehicles maintenance and shipping/receiving activities.
• Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them.
• Supervises maintenance and janitorial projects and staff.
• Manages contractors and budgets related to buildings and facilities.
• Manages multiple types of technical services associated with facilities management.
• Assess and successfully resolve any issues that arise with minimal disruption to school operations.
• Provides leadership and direction in all aspects of administering a facilities management department.
• Establishes and implements short- and long-range departmental goals, objectives, strategic plans, policies and operating procedures; monitors and evaluates programmatic and operational effectiveness; and effects changes required for improvement.
• Understands the funding formulas utilized by the Bureau of Indian Affairs and other funding agencies.
• Familiar with the BIA Facilities Management / Asset Management systems; e.g. Maximo.
• Manages preventive maintenance scheduling utilizing the required software.
• Works and communicates effectively with BIA departmental offices and other governmental entities.
• Works in partnership with the Superintendent in the planning and construction of new buildings and major renovation and repair of existing facilities.
• Advises the administration on the funding needs to adequately maintain the physical facilities of the institution and assists the administration in the allocation of fiscal resources for various maintenance projects on the campus.
• Collaborate with the building Principals and Residential Directors to determine building needs.
• Ensures appropriate and comprehensive training for facilities staff; e.g. safety/hazard training, specialty training (HVAC, plumbing, etc.).
• Supervises and trains employees including organizing, prioritizing and scheduling work assignments.
• Examines and re-engineers operations and procedures, formulate policy and develop and implement new strategies and procedures.
• Engages in professional development.
• Complies with OSHA standards.
